If I were selling my house tomorrow, I wouldn’t automatically price it where most sellers do.
Why? Because your biggest opportunity happens when your listing is BRAND NEW.
Price it right from DAY ONE and you can create more showings, urgency, competition, stronger negotiating power—and potentially multiple offers.
Price it too high? You may waste the most valuable exposure your home will ever receive.
And here's the problem: You can reduce the price later, but you can’t make the listing NEW again.
Before pricing, I’m looking at comparable sales, active competition, pending sales, price reductions, days on market AND current buyer demand.
A) Price strategically to create maximum attention and competition
B) Start high and leave room to negotiate
